1. Introduction
Welcome to Homestele, an accommodation discovery, marketing and enquiry platform operated by Homestele (“Homestele”, “Homestele”, “we”, “our” or “us”).
These Property Partner Terms & Conditions (“Partner Terms”) govern the relationship between Homestele and property owners, landlords, accommodation operators, managers, authorised representatives, hospitality businesses and other parties who submit, register, advertise or offer accommodation through Homestele.
Our platform may feature serviced apartments, hotels, guest houses, farmhouses, private stays, holiday accommodation, corporate accommodation and other eligible accommodation categories across India.
These Partner Terms explain the requirements for property registration, listing information, ownership verification, guest enquiries, booking responsibilities, pricing, payments, cancellations, commissions, marketing, legal compliance and other matters relating to participation in our platform.
By submitting a property for listing, accepting an applicable partnership agreement or otherwise using our partner services, you agree to these Partner Terms to the extent they have been validly presented and accepted.
Where a separate written agreement has been executed between Homestele and a Property Partner, that agreement will govern any specifically conflicting commercial or operational provision, subject to applicable law.
2. Definitions
For the purposes of these Partner Terms:
Property Partner: An individual, company, partnership, owner, operator, manager, landlord or authorised representative who lists or seeks to list accommodation on Homestele.
Property: Any accommodation offered through the platform, including serviced apartments, hotels, guest houses, farmhouses, private stays or other approved categories.
Guest: An individual, family, corporate representative, travel coordinator or other person seeking accommodation through the platform.
Listing: Information displayed or submitted about a property, including descriptions, images, prices, amenities, policies, location and contact or booking details.
Enquiry: A request for accommodation information, availability, quotation or booking assistance submitted by a prospective guest.
Confirmed Booking: A reservation accepted and confirmed by the party authorised to do so under the applicable booking arrangement.
Partner Services: Listing, advertising, enquiry facilitation, promotional, booking-related or other services provided by Homestele under an applicable arrangement.
Platform: The Homestele website and any associated digital services operated by Homestele.
3. Eligibility to Become a Property Partner
A Property Partner must be legally capable of entering into an agreement and must have the authority to offer the relevant accommodation.
You represent that you are either the lawful owner of the property, an authorised operator, a valid lessee with permission to provide the accommodation, or a representative authorised to act on behalf of the relevant owner or operator.
Where the property is owned or managed by another person or organisation, you must obtain all necessary permissions before submitting it for listing.
Homestele may request supporting information or documentation to establish your authority and eligibility.
We may refuse, defer or discontinue a partnership where eligibility cannot be reasonably established or where listing the property would create an unacceptable legal, safety, operational or reputational concern, subject to applicable law and any binding agreement.
4. Property Registration and Verification
Property Partners may be required to submit information such as:
- Legal name and business details.
- Contact information and authorised representative details.
- Property name and complete address.
- Ownership, management or operating authorisation.
- Accommodation category and available unit types.
- Property photographs and descriptions.
- Amenities, facilities and guest capacity.
- Applicable licences, registrations and permissions.
- Tax or invoicing details where relevant.
- Pricing, availability and booking conditions.
- Payment, cancellation and refund policies.
We may request additional documents or clarification where reasonably necessary.
Homestele may review submitted information before publication. However, accepting a listing does not automatically mean that Homestele has physically inspected the property, verified every statement or certified compliance with all applicable laws.
A verification label, if introduced, will have only the meaning expressly explained by the applicable verification programme.
Property Partners remain responsible for the accuracy of their submissions and for meeting their legal and contractual obligations.
5. Ownership, Authorisation and Legal Compliance
Property Partners must ensure that their accommodation operations comply with applicable laws, regulations, licences, registrations, permissions and local requirements.
Depending on the location and nature of the property, these may relate to:
- Hospitality and accommodation registration requirements.
- Building use and occupancy permissions.
- Fire and safety requirements.
- Local municipal or other regulatory approvals.
- Guest identification and reporting obligations.
- Tax registration, collection and invoicing.
- Labour, employment and service-provider requirements.
- Health, hygiene and sanitation requirements.
- Foreign guest reporting and other applicable obligations.
- Residential association, lease or ownership restrictions.
The applicable requirements differ by property type, jurisdiction and business arrangement. Listing approval does not replace the Partner’s responsibility to determine and comply with those requirements.
Partners must not advertise or provide accommodation where doing so would violate applicable law or the rights of another person.
6. Accuracy of Property Listings
Property Partners must provide complete, accurate and reasonably current information about their properties.
Information should accurately describe the accommodation being offered, including its location, type, capacity, condition, amenities, facilities, pricing, restrictions and guest policies.
Partners must not intentionally provide misleading descriptions, fabricated facilities, inaccurate locations, false ratings, manipulated availability or other material misrepresentations.
Where information changes, the Partner must notify Homestele or update the listing through the available process without unreasonable delay.
Material changes may include renovation, temporary closure, ownership changes, facility removal, pricing revisions, restrictions on occupancy or changes in operating permissions.
Homestele may correct, request clarification, temporarily hide or remove information that appears materially inaccurate, misleading, unlawful or inconsistent with our platform standards.
7. Property Photographs and Content
Property Partners may submit photographs, videos, floor plans, descriptions, logos and other content for use in their listings.
By submitting such material, the Partner represents that they own the necessary rights or have obtained appropriate permission to provide and authorise its use.
The Partner grants Homestele a non-exclusive, royalty-free licence, for the duration reasonably necessary to provide and promote the Partner Services, to host, reproduce, resize, format, display, distribute and use submitted content in connection with the property listing and agreed promotional activities.
This licence includes reasonable technical modifications, such as image resizing, formatting and adapting content for website or promotional layouts, without materially misrepresenting the property.
Partners must not submit copyrighted, confidential, misleading, defamatory, unlawful or privacy-infringing content without appropriate rights or authorisation.
If a Partner’s submitted material gives rise to a credible rights complaint, Homestele may remove or restrict the affected content while the matter is reviewed.
Upon termination, Homestele will cease new promotional use of the content within a reasonable operational period, subject to legal retention obligations, previously published materials and any surviving contractual permissions.
8. Property Categories and Accommodation Standards
Homestele may accept different accommodation categories, including serviced apartments, hotels, guest houses, farmhouses, private stays and future accommodation types.
Each Partner must ensure that the property is accurately classified and that its advertised facilities and services reflect what guests can reasonably expect.
Properties must be maintained in a condition consistent with applicable legal requirements and the representations made to guests.
Partners should provide clear information regarding:
- Sleeping arrangements and permitted occupancy.
- Bathrooms and sanitation facilities.
- Electricity, water and essential utilities.
- Kitchen, dining and housekeeping arrangements.
- Internet, parking and other advertised facilities.
- Accessibility features, where offered.
- Check-in and check-out procedures.
- Security arrangements and emergency contacts.
- Property restrictions and house rules.
Homestele may establish reasonable category-specific listing standards and may request changes where a listing does not meet those standards.
9. Pricing and Rate Transparency
Property Partners are responsible for supplying accurate prices and communicating applicable charges to guests.
Prices should be presented clearly, including the pricing unit, duration and any conditions affecting the quoted amount.
Partners must disclose applicable taxes, mandatory fees, deposits and other charges as required by law before a guest is committed to payment.
Additional charges must not be concealed or introduced misleadingly after confirmation.
Partners may offer different rates for nightly, weekly, monthly, corporate, group or seasonal bookings, provided the relevant terms are clearly communicated.
Any pricing commitments, discounts or promotional offers agreed with Homestele must be honoured according to their applicable conditions.
10. Availability and Inventory Management
Partners are responsible for providing accurate information about property availability.
Where an online dashboard or inventory management feature is available, Partners must keep relevant availability information reasonably up to date.
Where availability is communicated manually, Partners should respond promptly to requests for confirmation and notify Homestele of material changes.
A Partner should not knowingly accept reservations for accommodation that cannot be provided.
If a confirmed booking cannot be honoured, the Partner must promptly inform the affected guest and any other party responsible for the booking and address the situation in accordance with the applicable booking agreement and law.
Homestele may take appropriate action regarding repeated avoidable cancellations, misleading availability or unresolved guest complaints.
11. Guest Enquiries and Lead Management
Homestele may connect prospective guests with Property Partners through website enquiry forms, telephone, email, messaging services or other approved communication methods.
An enquiry does not automatically constitute a confirmed booking or guarantee that a guest will proceed with a reservation.
Partners are expected to respond to genuine enquiries professionally and provide accurate information about availability, pricing and booking conditions.
Guest contact details received through Homestele must be used only for authorised purposes related to the enquiry, booking or another purpose supported by a valid legal basis.
Partners must not misuse guest information for unsolicited marketing, resale, unrelated commercial activity or unauthorised disclosure.
Where a lead-sharing, commission or paid enquiry arrangement applies, its commercial terms must be agreed separately or clearly communicated before becoming binding.
Homestele does not guarantee a particular number of enquiries, bookings, occupancy levels or revenue unless expressly agreed in writing.
12. Booking Confirmation and Guest Communication
The party authorised to accept a booking must provide accurate confirmation of the reservation and its material terms.
A confirmation should identify the property, stay dates, accommodation type, number of guests, agreed charges, payment conditions and applicable cancellation terms.
Partners must communicate important restrictions or requirements before confirmation, including identification requirements, minimum age policies, occupancy limits, visitor restrictions and other relevant house rules.
Once a booking is confirmed, Partners must honour the agreed accommodation and services, subject to applicable law and the booking terms.
Material changes should be communicated promptly. A Partner must not unilaterally substitute materially different accommodation or impose undisclosed charges contrary to the applicable agreement and law.
13. Guest Experience and Service Responsibilities
Unless expressly agreed otherwise, the Property Partner is responsible for operating and providing the accommodation it offers.
Responsibilities may include check-in and check-out arrangements, cleanliness, maintenance, utilities, staffing, security, guest support and the facilities or services included in the confirmed booking.
Partners must address guest concerns reasonably and promptly, particularly where they involve safety, essential facilities or material differences between the confirmed booking and the accommodation provided.
Where a complaint is referred by Homestele, the Partner should cooperate in investigating and resolving it.
Homestele may assist with communication, but such assistance does not automatically make Homestele the property operator or transfer all operational responsibilities to Homestele.
Any direct operational or management responsibility accepted by Homestele must be established through the relevant agreement.
14. Cancellations, Changes and Refunds
Partners must clearly communicate their cancellation, modification, no-show, early departure and refund conditions before a booking is confirmed.
Such conditions must comply with applicable law and must not be misleading, unfair or inconsistent with the agreed booking terms.
Where the Partner receives payment directly, the Partner is generally responsible for administering the applicable refund, subject to the actual contractual arrangement and legal obligations.
Where Homestele collects payment or administers a booking, refund responsibilities, timelines and settlement procedures will depend on the applicable agreement.
Partners must cooperate in resolving refund disputes and provide relevant records when reasonably requested.
If the Partner cancels a confirmed reservation, the Partner must address any resulting refund, alternative accommodation or other obligation in accordance with the booking terms and applicable law.
15. Security Deposits and Additional Charges
Where a Partner requires a security deposit, the amount, purpose, permitted deductions and return conditions must be disclosed before the guest agrees to the booking.
Partners must administer deposits in accordance with the agreed terms and applicable law.
Deductions should be supported by a legitimate contractual or legal basis and, where appropriate, relevant records of damage, missing items or unpaid charges.
Partners must distinguish ordinary wear and tear from chargeable damage where relevant.
Disputes about deposits should be addressed fairly and with appropriate documentation.
16. Long-Term and Corporate Accommodation
Partners offering monthly, extended-stay or corporate accommodation must clearly communicate the terms applicable to those arrangements.
These may include minimum-stay commitments, advance payments, security deposits, utility charges, housekeeping frequency, maintenance arrangements, invoicing, extension procedures and termination notice periods.
Where a separate long-term occupancy agreement is required, the Partner is responsible for ensuring that the agreement is legally appropriate for the actual arrangement.
Partners must not assume that the legal treatment of a long-term occupancy arrangement is identical to that of a short hotel stay.
Corporate rates, credit arrangements and bulk accommodation agreements should be documented in writing.
17. Medical and Special Accommodation Requirements
Properties promoted as suitable for medical visitors, elderly guests, families with children or guests with accessibility needs must accurately describe the facilities and support actually available.
Partners should not claim to provide medical care, specialised accessibility, clinical support or other services unless those claims are accurate and the services can lawfully be provided.
Where a guest has specific needs, the Partner should clarify whether the property can reasonably accommodate those requirements before confirming the reservation.
Any information concerning a guest’s medical circumstances or other sensitive personal information must be handled with appropriate care and in accordance with applicable law.
18. Partner Fees, Commissions and Paid Listings
Homestele may offer free listings, paid listings, featured placements, promotional packages, enquiry-based services, booking commissions or other commercial arrangements.
The availability of any such service, its price and the applicable conditions will be communicated through a separate agreement, order, quotation, invoice, partner dashboard or other appropriate confirmation.
Unless expressly agreed, submission or publication of a property listing does not automatically establish a commission obligation or paid subscription.
Where a commission arrangement applies, the parties should agree on the commission rate or calculation method, the event that triggers the commission, applicable taxes, payment timelines, cancellation adjustments and treatment of refunds.
Where a paid promotional package applies, the relevant agreement should explain its duration, scope, placement conditions and any applicable renewal or cancellation terms.
Homestele does not guarantee that purchasing a promotional service will generate a specified number of enquiries, bookings or revenue unless expressly agreed in writing.
19. Featured Listings and Advertising
Homestele may offer advertising opportunities, featured property placements, sponsored listings or other promotional services.
Sponsored or paid placements will be identified where required by applicable law.
The purchase of promotional placement does not constitute certification of property quality, legal compliance or guest suitability.
Partners must ensure that advertising claims are accurate, supportable and not misleading.
Homestele may reject or discontinue promotional content that violates applicable law, platform policies or an agreed advertising standard, subject to the relevant contract.
20. Taxes, Invoicing and Financial Records
Each party is responsible for its own tax obligations arising from its activities, subject to the applicable law and commercial arrangement.
Property Partners must determine whether they are required to register for, collect, report or remit applicable taxes, including GST where relevant.
Partners must provide legally compliant invoices, receipts or other transaction records where required.
If Homestele collects booking payments, charges commissions or operates under a different commercial arrangement, the applicable invoicing, tax collection, withholding, settlement and reporting responsibilities must be documented and handled according to law.
Partners should maintain accurate financial and booking records sufficient to support their legal obligations and resolve legitimate disputes.
Nothing in these Partner Terms should be interpreted as a universal determination of the GST or other tax treatment of every accommodation transaction.
21. Guest Data and Privacy
Property Partners may receive personal information from guests or prospective guests through Homestele.
This information may include names, contact details, stay dates, accommodation preferences and other details relevant to an enquiry or booking.
Partners must handle such information lawfully, securely and only for authorised purposes.
Partners must not sell, disclose or use guest information for unrelated purposes without an appropriate legal basis.
Where required, Partners must provide their own privacy information, obtain necessary consent, respond to applicable rights requests and comply with relevant data protection obligations.
The respective roles of Homestele and the Partner in handling personal data may depend on the actual service arrangement and any applicable data processing agreement.
Partners must notify Homestele promptly of a suspected personal data incident involving information received through our platform where notification is required by contract or necessary for Homestele to meet its legal obligations.
22. Intellectual Property and Platform Branding
The Homestele name, Homestele branding, website design, software, original content, logos and other protected platform materials remain the property of their respective owners.
Partners may not copy, reproduce, modify, distribute or commercially exploit protected platform materials without appropriate permission.
Partners may refer to their association with Homestele in a truthful and non-misleading manner, subject to any applicable brand guidelines.
A listing or partnership does not grant ownership of the Homestele brand or its technology.
Likewise, Homestele does not acquire ownership of a Partner’s property, trademarks or original content merely because the Partner submits a listing, except for the rights expressly granted under these Terms or a separate agreement.
23. Prohibited Conduct
Property Partners must not use Homestele for unlawful, fraudulent, deceptive or abusive activity.
Prohibited conduct includes submitting fake properties, misrepresenting ownership or authority, advertising accommodation that cannot lawfully be offered, providing fabricated reviews, misusing guest information, demanding undisclosed charges or intentionally providing false availability.
Partners must not attempt to interfere with the website’s security, manipulate platform systems, impersonate another business or use the platform to infringe the rights of others.
Partners must not engage in discriminatory conduct prohibited by applicable law.
Where a commercial agreement contains valid restrictions relating to leads, commissions or bookings, the Partner must comply with those agreed restrictions. No restriction on direct bookings, exclusivity or commission avoidance is created merely by this paragraph.
24. Reviews, Complaints and Quality Monitoring
Homestele may collect guest feedback or investigate complaints relating to listed properties.
Where appropriate, we may request clarification, supporting records or a response from the relevant Partner.
We may use legitimate complaints, material service failures, inaccurate listing information and other relevant factors to assess whether a property should remain listed.
Partners should cooperate with reasonable investigations and avoid retaliating against guests for making genuine complaints.
Any review moderation or quality assessment will be carried out according to the applicable platform practices, contractual obligations and law.
Homestele does not guarantee that every complaint will be resolved in a Partner’s favour or that every review will be removed on request.
25. Suspension, Removal and Termination
Homestele may suspend, restrict or remove a listing where reasonably necessary because of suspected fraud, material inaccuracies, safety concerns, unlawful activity, serious guest complaints, misuse of personal information or material breach of these Partner Terms.
Where appropriate and practicable, we may request clarification or allow the Partner to address a concern before taking action.
Immediate action may be taken where reasonably necessary to protect guests, prevent unlawful conduct, preserve platform security or address a serious risk.
A Partner may request removal of a listing or termination of participation through the applicable contact or account process.
Termination does not automatically cancel existing confirmed bookings or extinguish accrued payment, refund, commission, confidentiality or other surviving obligations.
The handling of active reservations and outstanding balances will depend on the relevant agreements and applicable law.
26. Relationship Between the Parties
Unless a separate written agreement provides otherwise, the relationship between Homestele and a Property Partner is that of independent contracting parties.
Listing a property does not, by itself, establish an employment relationship, joint venture, legal partnership, franchise, tenancy or general agency relationship.
Neither party may bind the other to an obligation without appropriate authority.
The legal character of any particular transaction will depend on the actual arrangement, conduct of the parties, applicable agreement and relevant law, rather than solely on the description used in these Terms.
27. Responsibility and Liability
Each party is responsible for its own acts, omissions, representations and obligations to the extent provided by the applicable agreement and law.
Property Partners are responsible for the accuracy of information they supply and for providing the accommodation and services they undertake to deliver.
Homestele is responsible for its own platform services and any obligations it expressly accepts or is required to perform under applicable law.
Neither party is automatically responsible for every act of an independent third party merely because that third party participates in a transaction.
Any contractual limitation of liability must be interpreted subject to applicable law and cannot exclude liability that may not lawfully be excluded.
Nothing in these Terms removes mandatory consumer protections or legal rights.
28. Indemnification
To the extent permitted by applicable law, a Property Partner may be required to indemnify Homestele against reasonable, substantiated losses, liabilities, costs or claims arising from the Partner’s material breach of these Terms, unlawful conduct, infringement of third-party rights or materially false representations.
Such indemnification will be subject to the relevant facts, applicable law and any separate written agreement.
Homestele will not rely on this provision to transfer liability for its own unlawful conduct or for matters for which it is legally responsible.
Where an indemnification claim arises, the affected parties should communicate promptly and cooperate reasonably in addressing the matter.
29. Confidentiality
During a partnership, either party may receive non-public business information, commercial terms, guest information or other confidential material.
Each party must protect information that is confidential by its nature or has been appropriately identified as confidential, and must use it only for legitimate purposes connected with the relevant arrangement.
Confidentiality obligations do not generally apply to information that is lawfully public, independently developed, already lawfully known or required to be disclosed by applicable law or a competent authority.
Any more specific confidentiality requirements in a separate agreement will continue to apply according to their terms.
30. Changes to Partner Terms
Homestele may update these Partner Terms to reflect changes in platform features, operational practices, commercial arrangements or applicable legal requirements.
Updated Terms will be published or communicated through an appropriate method.
Where an amendment materially changes a Partner’s existing contractual obligations, any notice, acceptance or other procedure required by the applicable agreement or law will be followed.
An update will not automatically override an existing separately negotiated commercial agreement where doing so would be inconsistent with that agreement or applicable law.
31. Dispute Resolution
If a disagreement arises between Homestele and a Property Partner, the parties should first attempt to resolve the matter through good-faith communication.
A complaint should include relevant property details, the nature of the dispute, supporting records and the resolution sought.
Where a separate partnership agreement establishes a dispute-resolution process, that process will apply subject to applicable law.
If the matter cannot be resolved informally, the parties may pursue the remedies available under their agreement and applicable law.
Nothing in these Terms prevents a party from seeking urgent relief or exercising a right that cannot lawfully be restricted.
32. Governing Law and Jurisdiction
These Partner Terms shall be governed by applicable Indian law, subject to any mandatory provisions relevant to the particular arrangement.
Unless a valid separate agreement specifies otherwise, disputes may be brought before courts having jurisdiction under applicable law.
The final jurisdiction clause should be completed in accordance with Homestele’s actual legal entity, principal place of business and the relevant contractual arrangements.

34. Final Acknowledgement
By submitting a property for listing or accepting Partner Services under an applicable arrangement, the Property Partner acknowledges that they have reviewed these Partner Terms and agree to comply with the obligations that apply to their participation.
The Partner further confirms that they have the necessary authority to offer the accommodation, that submitted information is accurate to the best of their knowledge, and that they will comply with applicable legal requirements.
These Partner Terms should be read alongside any separate listing agreement, commission agreement, booking arrangement, advertising agreement or other applicable written contract.
Important Notice: Publication of a property on Homestele does not automatically establish a paid partnership, exclusive arrangement, guaranteed booking commitment or agency relationship. Specific commercial obligations arise only through the applicable accepted terms, agreement or legally binding arrangement.
